The Lakes
Marsh Lake is full of carp and catfish with a big head of upper double carp with top fish of a 32lb common and a 29lb mirror. Catfish reach 52lb with several over 30lb.
Yew Tree is prolific for big carp (up to 39lb common) and catfish (up to 55lb, with lots of 30’s).
C Lake has about 150 carp and is famous for it’s big commons with lots of upper 20’s, 8 over 30lb and one which at the right time of year goes over 40lb.
Heartsmere has about 120 carp including a few redmire commons and scaley mirrors up to 30lb. Tench here have been banked to 10lb.
A Lake. All private owners with no day tickets issued. Recent stocking of tench and crucians to enhance the general fishing, and stocked with 40 carp with 3 over 20lb.
B Lake. All private owners with no day tickets issued. Lots of lilies and interesting features, with island. Very good general fishing for roach & bream. Recent stocking of true crucians and tench means they are now providing excellent sport with lots of crucians and tench in the 2-3lb class, with tench up to 8lb. Carp fishing is good too, with 3 fish between 20lb – 25lb and a good head between 6lb-14lb.
D/E Lakes. These lakes are partly separated by a spit which enhances the wildlife variety found around these lakes and make a great fishing feature too. These two lakes offer absolutely superb fishing. The general coarse fishing offers good sport with large bream, roach, perch and pike. Recent stockings of true crucians and tench will shortly bring great dividends to the float and leger anglers. The carp fishing is justly famous with a huge head of good looking commons and mirrors over 20lb, with 5 in excess of 30lb, the largest at 37lb.
F Lake. All private owners with no day tickets issued. Good mixed fishery, but most owners only fish for the large head of double figure carp, with a few 20lb fish and one over 30lb.
G Lake. All private owners. Very good general fishing, but most anglers fish for the large head of carp, mostly over 20lb and with 5 fish now over 30lb.
Day Tickets
At Waveney we have a few swims that we day ticket, we will take bookings on these a week in advance for sessions of 48 hours or longer, but they must be paid in full at the time of booking, for shorter sessions its best to enquire the day before to check availability. The exception to this is Heartsmere pool which can be booked any time in advance as this lake is not covered by our holiday accommodation. C-Lake, D-Lake and Hertsmere are very popular in the winter months, bait continually being fed into the lakes means there are some of the best catches made at this time of the year. Jim Shelley puts a lot of time and bait in these 3 lakes in the winter months, check out his web site and see what he catches. Some anglers say we can’t compete with Jim and the amount of bait that he puts in, well you don’t have to he’s put it in for you, it’s not a secret, we will tell you the bait and the rig and where they are coming from. The rest is up to you, you won’t catch em sitting at home because it’s cold!
Tackle Shop
On site we have our very own tackle shop supplying all of your needs for tackle. Leading manufactures such as Korda, E.S.P. & Gardner for end tackle, Free Spirit for rods with Dynamite Baits and Nash for a great range of frozen & shelf life boilies, pellets and groundbaits.
We also sell a few provisions such as milk, tea etc and you can even purchase eggs from your very own Waveney Hens.
Wi-Fi tickets can also be purchased from the shop and its possible to order newspapers for your stay.

Fish Care
- Always use a large well padded unhooking mat.
- Always position the mat sensibly.
- Always place landed fish on the unhooking mat.
- Always treat ‘hookmarks’ with anti-bacterial solution.
- Always take great care handling ‘Pectoral and Pelvic’ fins on fish when photographing.
- Always keep carp cool especially in hot weather, using water when photographing.
Fishing Rules
- No inflatable dinghys or boats.
- No loud music.
- No tents or gazebos, only proper angling bivvies.
- No pets.
- No fires – barbecues only and they must not be allowed to scorch the grass.
- No excessive drinking.
- No disorderly behaviour.
- No swimming – snagged fish, notify the shop. No tigernuts or peanuts.
- No fixed lead rigs. We reserve the right to check rigs.
- No litter, please use bins provided.
- No rods to be left unattended – we will reel them in and you will be asked to leave, with no refund.
- No keepnets.
- No excessive use of particles.
- Fishing from numbered swims only.
- Unhooking mats to be used at all times during weighing and photographing. Sacking of fish limited to 15 minutes.
- Fish must be retained in deep water with sufficient length of cord and large float attached to carp sack.
- Children are only permitted if actually fishing and have a paid day ticket in their own name.
- Visitors to day ticket anglers are not allowed. Wives and partners are welcome, but must be booked in or pre-booked.
- Maximum rods allowed: Waveney - 4 Rods – Yew Tree – 3 Rods
- Bait boats permitted on all lakes, but must be attached to a spare rod - we will not rescue snagged bait boats.
Yew Tree & Marsh Lake Rules
- Minimum main line 15lb mono
- No leadcore or braided leaders
- No braided mainline
- Hooklinks 25lb min. (recommend 35lb Quick Silver Gold)
- 42" minimum landing nets
- Large padded unhooking mats/beanie or cradle
- No nuts
- No more than one swim away from your rods
- Running leads only. We have found several dead catfish tethered to snags with semi-fixed leads on so tight we cannot remove them
- Three rods maximum per angler/swim
- No walking around Yew Tree to look for fish or baiting up, these areas are private - residents only
- Marsh lake swims 1/2/7/8, bivvies on gravel only, not on footpath
- No sacking of any fish
- No guests or visitors unless already booked in
- If you are using bite alarms you are deemed to be carp or cat fishing
- Breaking of these rules could lead to you being asked to leave the site without a refund
